The striking architecture gave the building complex, which was built in the 1970s, its name "honeycomb neighbourhood". In the meantime, however, the nine buildings with a total of 173 flats were getting on in years. The client, Wohnungs-genossenschaft Duisburg-Mitte e.G., decided to comprehensively refurbish the residential buildings. It will be completed in three construction phases by autumn 2018. Around 12 million euros will be invested in the project. The measures include thermal insulation of the façades and flat roofs, green roof terraces, new, generously proportioned balconies with sliding shutters and the installation of plastic windows with triple glazing. Inside the buildings, glazed lifts and new flat doors were installed. In addition, the properties have been fitted with barrier-free access and a new security concept.

Lighthouse project for the neighbourhood

The architectural firm STELLARCHITEKTUR from Münster set eye-catching visual accents, particularly on the building façades: The total of 164 balconies with sliding shutters, which are designed in different colours, create a varied overall appearance in the district. Over 10,000 square metres of curtain walling were installed, as well as 3,000 square metres of external thermal insulation composite systems, 3,000 square metres of flat roof surfaces and 1,300 linear metres of balcony parapets. "It's no exaggeration to call this a 'lighthouse project' for the Neudorf district of Duisburg, which is close to the city centre," says Hans-Ludwig Stell. When planning the refurbishment, the client took a long-term and future-oriented approach and, in addition to ecological and economic aspects, also focussed on the social component. "This has significantly improved the quality of life in the neighbourhood."

Particularly high energy savings

The Duisburg window construction company Tischlerei Blank removed over 1,100 old PVC windows and replaced them with modern, energy-saving PVC windows from the Schüco Corona SI 82 profile series, which themselves contain recycled content. "The old Schnicks brand windows were installed by my father when the residential buildings were built. This means that two generations of our family business have now worked on the Wabenquartier," reported Hans-Peter Blank. In addition to the highly insulated façades, the new windows will contribute to particularly high energy savings (KfW 85 standard) once the construction work is complete. Stell: "As a result, the increase in rents will be roughly in line with the energy costs saved by the residents."

Another plus point for the environmental balance sheet

Another plus point for the Wabenquartier's environmental balance is the disposal of the large quantity of old PVC windows, which are recycled and reused in the nationwide Rewindo recycling system. Biotrans GmbH from Schwerte, one of Rewindo's logistics partners, collects the disused building elements at the construction site and carries out the initial processing of the material. After devitrification, metals and other materials are first separated from the plastic. The pre-processed PVC material is then sent to the recycling partner company VEKA Umwelttechnik GmbH in Thuringia, which specialises in recycling old PVC windows. The separated PVC components are further shredded and finally heated at the end of the recycling process and pressed through a filter to remove the last foreign particles. The pure PVC granulate recovered in this process is then the raw material for new PVC windows with a recycled core.

"This creates a functioning material cycle for plastic windows," explained Rewindo Managing Director Michael Vetter. This means: "The old windows from Duisburg do not have their life behind them, but have a long life ahead of them elsewhere. Particularly interesting from an ecological point of view: thanks to the recyclability of PVC, the windows could even continue to do their job for centuries to come. Tests have shown that PVC windows with a service life of at least 30-40 years can be recycled and reused at least seven times without any loss of physical quality.

(Photo: Rewindo)

Wie die Waben eines Bienenstocks mutet der Grundriss der Wohnanlage im Duisburger Stadtteil Neudorf an.
